What does “whole-of-market” mean?

It means we can consider a broad range of lenders and products, rather than being tied to one provider. That helps us recommend options that better fit your circumstances and goals.

Do you charge a fee?

There may be a fee for arranging a mortgage, and the precise amount will depend on your circumstances. This will typically be £295. We’ll confirm any fee clearly before you proceed.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Is the first consultation really free?

Yes — your initial chat is completely free. We’ll learn about your plans, outline suitable routes, and explain the next steps with no obligation.

What documents will I need?

Typically: photo ID, proof of address, recent payslips or accounts (if self-employed), bank statements, and details of any credit commitments. We’ll send a tailored checklist once we understand your situation.

How long does a mortgage application take?

Timeframes vary by lender and complexity. As a guide, decisions in principle can often be obtained quickly, while full offers can take from a few days to several weeks once all documents are in.

Can you help with remortgaging and product transfers?

Absolutely. Whether you’re reviewing your rate, borrowing more, consolidating, or switching at the end of a deal, we’ll compare your current lender with the wider market to help you choose.

Do you advise on Buy-to-Let?

Yes, we can discuss purchase, remortgage, and portfolio options. Note that not all Buy-to-Let mortgages are regulated by the Financial Conduct Authority.

Can you arrange protection like life cover or income protection?

Yes — we can recommend policies such as life cover, critical illness cover, and income protection to help safeguard your plans if life takes an unexpected turn.

Which areas do you cover?

We can assist clients across the UK via phone and online appointments. If you prefer to meet, we’ll do our best to accommodate.

What’s the difference between a Decision in Principle and a full offer?

A Decision in Principle (DIP/AIP) is an initial indication based on basic checks. A full mortgage offer follows a full application, document assessment, and (usually) a valuation.

Will a mortgage application affect my credit score?

Some lenders use soft checks at the DIP stage; a full application often involves a hard search. We’ll explain the likely impact before any credit searches are made.
